1. Definitions

• "baannilel" / "We" / "Us" — the operator of the boarding house at 22/1 Posri Road, Mak Khaeng, Mueang Udon Thani, Udon Thani 41000, Thailand
• "Resident" — an older adult living at the house under a residency agreement
• "Family Member" — a person acting on behalf of, or in relation to, a resident
• "User" — any person using this website or making an enquiry
• "Service" — the non-medical residential boarding house accommodation and associated daily services provided by baannilel

2. Acceptance of Terms

By using this website or submitting an enquiry, you confirm that you are aged 18 or over and have the capacity to enter into a legally binding agreement. Residency arrangements are governed by a separate written residency agreement.

3. Description of Service

baannilel is a non-medical retirement boarding house for older adults in Udon Thani, Thailand. Services include residential accommodation, home-cooked meals, housekeeping, and (on applicable packages) personal non-medical daily assistance and family communication. baannilel is not a medical facility and does not provide nursing care, medical treatment, or clinical services of any kind.

4. Residency

Residency is offered subject to an assessment of suitability. baannilel reserves the right to decline or end a residency where the needs of the individual exceed what the house can appropriately provide. Full terms of residency — including notice periods and exit procedures — are set out in the written residency agreement signed prior to or at the commencement of a stay.

5. User Responsibilities

Users of this website agree to:

• Provide accurate and complete information when making enquiries
• Not submit false, misleading, or harmful content through the contact form
• Respect the privacy and dignity of current residents in all communications with the house

6. Pricing and Payment

Monthly fees are quoted in Thai Baht (฿) and are payable in advance. Fees are reviewed annually. Any change to fees will be communicated to affected families and residents with a minimum of thirty days' notice. The specific fee applicable to each residency is confirmed in the written residency agreement.

7. Short Stays

Short-stay arrangements are available at the discretion of the house. Short-stay pricing and conditions are agreed in writing prior to arrival. Short stays do not guarantee availability of a longer-term place.

8. Non-Medical Nature of Service

baannilel provides personal non-medical daily assistance as part of the Full Living Package. This assistance does not constitute medical care, nursing, or any form of clinical service. Families and residents are responsible for making their own arrangements for any medical needs. The house can assist in identifying appropriate local healthcare providers but takes no responsibility for medical outcomes.

9. Intellectual Property

All content on this website — including text, images, and design — is the property of baannilel or its licensors. No part of this website may be reproduced without written permission.

10. Limitation of Liability

To the extent permitted by Thai law, baannilel's liability in connection with the use of this website or the provision of services shall not exceed the monthly fee paid by the relevant resident in the month in which any claim arises. We are not liable for indirect, consequential, or special losses. Nothing in these terms limits liability for death or personal injury caused by negligence.

11. Disclaimer

This website is provided for informational purposes. While we make every effort to ensure accuracy, we make no warranties that the information is complete, current, or error-free. We are not liable for any reliance placed on website content without direct confirmation from the house.

12. Termination

Either party may terminate a residency arrangement in accordance with the notice provisions in the written residency agreement. In the case of a serious or urgent welfare concern — whether for the resident or for others at the house — baannilel reserves the right to end a residency with shorter notice, having regard to the resident's wellbeing.

13. Governing Law and Jurisdiction

These terms are governed by the laws of the Kingdom of Thailand. Any dispute arising from the use of this website or from residency arrangements shall be subject to the jurisdiction of the courts of Udon Thani Province, Thailand.

14. Changes to These Terms

We may update these terms from time to time. Updated terms will be posted on this page with a revised date. Continued use of the website following any update constitutes acceptance of the revised terms.
